GENERAL
Is there a building warranty?
Yes. Every home is backed by a comprehensive 10-Year Master Build Warranty, giving purchasers added confidence and peace of mind.
Are these homes freehold?
Yes. These are freehold townhouses, meaning you own both your home and the land it sits on.
Is there a Body Corporate?
No. As these are freehold townhouses, there is no Body Corporate. Instead, owners are members of a Residents’ Society, which is responsible for managing and maintaining
the shared facilities and common areas within the development.
What is the Residents’ Society responsible for?
The Residents’ Society fee primarily covers:
Maintenance of shared/common areas
Insurance and management of shared/common areas
Maintenance of private roads, landscaping, street lighting, parks/reserves and common infrastructure
The Residents’ Society fee does not cover:

Private insurance

Rubbish collection

Water meter readings

Any maintenance inside the owner’s property
What are the Residents’ Society fees?
The proposed Residents’ Society levy is $734.74 per unit, per year (inclusive of GST).
The levy contributes towards the ongoing management and maintenance of the shared facilities and common areas, including general cleaning, garden and lawn maintenance, landscaping, maintenance of private roads, common fencing, common area lighting, general repairs and maintenance, contingency funding for long-term repairs, and Residents’ Society management.

THE HOMES
How many bedrooms do the homes have?
The development offers a selection of well-designed two and three-storey two and three bedroom townhouses with thoughtfully planned layouts to suit a variety of lifestyles. Floor plans vary depending on the home type.
Is there outdoor living?
Yes. Every home includes its own private outdoor area, providing space for entertaining, relaxing or family enjoyment. Outdoor areas vary between homes.
Is parking included?
Yes. Every townhouse includes one dedicated off-street car park.
Do the homes have garages?
No. The homes include dedicated off-street parking rather than enclosed garages.
What type of internet connection is available?
Each home is designed to accommodate ultra-fast fibre broadband, subject to network connection by the service provider.
Is heating included?
All homes are designed to accommodate a heat pump. Please refer to the specifications for your individual home.
Is the hot water system individual?
Yes. Each home has its own independently supplied 180 litres hot water cylinder.
Can I keep pets?
Yes. Pets are generally permitted, subject to the Residents’ Society Rules to ensure they do not unreasonably interfere with neighbouring properties.
How is rubbish collected?
Council rubbish and recycling collection applies in accordance with Auckland Council collection schedules. More information will be provided by Resident Society Manager.
BUYING
How much deposit is required?
A 10% deposit is required upon signing the Sale and Purchase Agreement, unless otherwise agreed with the developer. This will be securely held in the solicitor’s trust account at Anthony Harper
Is GST included in the purchase price?
Yes. All advertised prices are inclusive of GST.
Can I sell my home in the future?
Yes. As the owner of a freehold property, you are free to sell your home at any time through the real estate agency of your choice.
Can the purchase price change after I sign the agreement?
No. Once the Sale and Purchase Agreement has been signed by both parties, the purchase price is fixed, subject only to the terms and conditions contained within the agreement.
When will I receive the keys?
Settlement will take place once all contractual conditions have been satisfied, the title has been issued (where applicable), and Code Compliance Certificate has been obtained. Keys will be released on settlement.
